The Land Trust
is pleased to announce a generous donation of land from Munger
Brook Associates, LLC, Robert J. Sachs and Gregory J. Sachs,
principals. The property is a three acre piece of open space,
required by zoning to be set aside from the surrounding area,
Pond View Estates, presently being developed.
The site fronts (100') on Northford Road, heads south for over
500 feet in a narrowing neck, and opens into a larger rectangle.
A large portion of the land is wetland, though there will be
ample room for a pedestrian trail along the eastern boundary.
Heading south from the main body of the site is a strip of land
25 feet wide which extends along the entire eastern boarder
of the subdivision, following an old stone wall. This stone
wall separates the strip from property owned by the State of
Connecticut, managed by the Fisheries and Wildlife Division,
a wetland which contains a tributary of the Branford River.
To the west of this strip is a 75 foot conservation restriction
placed on adjacent properties, with deeded limitations of usage
to protect the wetland below. Accessing our strip is a ten foot
pedestrian right-of-way along the development's southern boundary
leading from Putting Green Terrace, which enters the subdivision
from Ramblewood Drive.
The Land Management committee will organize a work party to
build a trail on the property in the near future. The property
has been well maintained; it contains mature hardwood trees,
a variety of wildflowers, and an active brook runs through a
corner of the piece heading for the river. We have not conducted
a wildflower survey, but we noted carpets of trout lilies last
spring and expect that this bit of open space contains some
special flora well worth preserving.
We are grateful to the Sachs brothers for their donation and
for their cooperation and time spent working with us to assure
maximum protection of the open space and associated wetlands,
and sincerely thank them. We welcome them, as we do all of our
land donors, as Life Members of the Branford Land Trust. |
